Intern

  • Acquisitions and Operations Experience
  • Evaluated an existing hotel/condo property in order to restructure the debt load. Model incorporated projected hotel operations cash flows, restructured capital stack and sensitivity analysis of the sales pace and pricing of remaining inventory.
  • Underwrote the potential acquisition of a $250 million foreclosed resort. Model incorporated projected hotel and golf course operations cash flows, restructured capital stack and future development of for-sale residential property.
  • Developed a detailed operations budget for an international resort; allocated the operational costs to the responsible parties.
  • Performed due diligence on approximately ten new hotel developments. Analyzed the financial, brand, and partner risks.
  • Reviewed and red lined architectural drawings for the renovation of Trump International Hotel and Tower. Created scope of work lists for the renovation project to ensure complete scope inclusion in the general contractor’s proposal.
  • Performed quality inspections of an under-construction project in SoHo to ensure compliance with Trump building standards.

  • Construction Experience
  • Managed project financials. Responsible for project profit plan. Negotiated all changes with the owner. Collaborated with the design team. Coordinated the design and implementation of all trade work. Promoted three times in six years.
  • 1720 S. Michigan
  • Managed the construction of a 34 story cast-in-place post-tensioned structure, consisting of 498 condominium units, 4 retail areas and 7 floors of tempered parking; located in Chicago’s South Loop neighborhood.
  • Guided the project budget from conceptual design through to the contract. Developed façade, layout, structural, and MEP value engineering options. Saved $3 million (5%) between the conceptual estimate and the final contract.
  • Managed and organized the procurement effort of approximately $70 million of subcontracts.
  • Developed project schedules and logistics plans. Achieved a 4-day per floor cycle per trade. Successfully expedited turnover schedules: overcoming 5 weeks of weather delays to turnover the building early to the client.
  • 630 N. Franklin
  • Managed the construction of an 11 story precast structure, consisting of 165 condominium units, 3 retail areas, and 2 floors of tempered parking; located in Chicago’s River North neighborhood.
  • Turned over the building 14 months after breaking ground. Achieved occupancy 3 weeks after power was received.
  • Developed the relationship with an emerging client that would result in over $200 million of business over six years.
  • Limited change order requests to $500K (approx. 2% of the contract value).
  • Developed and instituted the unit customization process for a new client – achieving $500K in sales of upgrades.
  • Assisted with the construction of a 17 story, 169 unit condominium building and a Design-Build Warehouse.
  • Pre-Construction Experience
  • Developed construction budgets, logistic plans and schedules for a diverse group of projects in various design stages. Created value engineering options for owners; worked with architects to implement these changes.
