  • One of four selected from 300 applicants for a rotational project management program. Promoted to Project Manager in Transaction Services group within year and a half.
  • Real estate experience:
  • Analyzed developer proposals and drafted term sheet for conversion of historic 400,000 sf Midtown hospital into hotel and conference center. Participated in negotiations with developer short-list.
  • Built discounted cash flow model to analyze development scenarios and advise the city’s Hospitals Corporation on best use for 130,000 sf East Harlem lot.
  • Managed redevelopment of Harlem site slated for affordable housing, retail and cultural uses. Analyzed financial feasibility of program, managed selection of cultural-use tenants, wrote request for development proposals (to be released in 2009).
  • Financing experience:
  • Closed three triple tax-exempt bond issuances, totaling over $27mm. Coordinated urban planner and attorney teams, obtained board of directors approval. All projects under construction.
  • Quantified public subsidy need for proposed power plant for successful negotiation with developer.
  • Managed $1.2mm revolving loan fund with one employee under my supervision.
