Moderator: Asuka Nakahara

The Stevens Property Company has the opportunity to acquire a vacant headquarters office property with excess land in the Knoxville CBD for a price significantly below replacement cost and less than 10 percent of what the prior owner had paid in 2004. The plan is to redevelop and re-tenant the office space and create two new apartment projects in a downtown that is on the upswing. What do you think the risks of the deal are? Would you do the deal?
